This is not a trivial task. One option that I can think of is using Global hooks to get an event when an action occurs in the 3rd party app. See this article for an example:
Using Window Messages to Implement Global System Hooks in C#[^]
Although this is in C# it is only a C# dll that you can use in your VB.NET application.
