Did that pretty much first off, to try and trouble-shoot the problem. All works fine, bar being a little slower going through two devices, as compared to the office direct.

And since you've changed the repeater than only leaves environmental. Any other users on the same channel? (WiFi Analyser can tell you that as well.) What happens if you change channels?

May be traffic shaping by the ISP, try concurrent http downloads and see if total bandwidth is still 50k or the other downloads grow to occupy the unused bandwidth.
Consider that traffic on the backbone can considerably alter performance, there are a couple of evening hours where my 20 Mbits ADSL is nearly unusable, while before/after them it's lightning fast.

How about digging a small narrow trench (about 20 meters long) and burrying a cable, encased in cheap plastic water pipes from the local hardware store?
Any recruit armed with nothing but a shovel could do that in an hour, or be exterminated by his wife sarge.

Are the house and office on the same electric meter? If so, I've had really good luck with the adapters that let you run Ethernet through house wiring...been using them for a few years now with no problems.

I live together with my GF since 2010, we'll marry on Spring/Summer of the coming year if all goes well, economically speaking. It's incredible how much even a small non-religious wedding ceremony can cost

I am in a relation since 2011, we are about to marry in a few years. Our major issue is the India-Pakistan politics that we need to tackle as their are many so-called "diplomatic" terms. I have been trying to meet her since 2 years, 2 times invited by C# Corner as their MVP on their annual conference, but never got a visa. So, economically, mentally, physically, our marriage is expensive than the rest provided the long procedures, oh and yes, it is inter-religious.
She is really helpful and supportive so I always get confused by wife-memes.
Those who live together, or can meet easily are really lucky people. Good luck to your relation, and all the best to me.

I'm in this relationship since 2006, we were both very young, and had to traverse Hell one way and back to be together. We literally lived homeless (guests in actual houses luckily) for three months before finally being able to move in my parents' house, where she always felt out of place... but it was better than staying with her psychopatic (medically, certified) mother or her absent father (really, I lived in that house too for a while) who at all effects abandoned her whe she was born.
Add some health trouble and a financial independence that came late and with much effort thanks to the idiotic economical thinking of my country... We endured quite a lot. It's a year and a half that we finally live in our own house and freedom has never tasted that good.
She IS supportive but living together 24/7 always takes a toll, that's why the wife-memes!

We are together virtually, thanks to Skype and other similar channels, WhatsApp, we have many times slept talking with each other, arguing about our different and opposite fields (she is of political science), but we never fought enough to have faith in wife-memes. I guess I am lucky.
Infact, I am C# Corner MVP (twice), CodeProject MVP and also a Microsoft MVP and she has really much helped me out in all of this, so I don't believe in these memes and don't want to try my luck either.

I dunno, we had a reasonable Church wedding with a nice reception and the price came in at around £1,000 all in 15 years ago. That included 2 services - civil and Church; well Cathedral - and of course a reception for each.
