Add data from server1 database1 to server2 database2

Hi, I have server1 database1,what ever the transaction(Insertion,updation,deletion) occur in database1,it should effect server2 database2 under following conditions:

1.Should not delete all the records in server2 database2 and insert all the records into database2 from database1.
2.Should not create dummy table for tracing(which ever table got update).

can anyone suggest any idea?
